Browns announce new details for 16-acre mixed-use development in the works next to Berea complex

BEREA, Ohio — The Cleveland Browns on Tuesday released more details on what they plan to do with 16 acres they have accumulated next to their Berea training complex, and their partners for the mixed-use development.

District 46 at CrossCountry Mortgage Campus will include sports-centered features like community field for multiple youth, high school and adult sports, a community field house and a sports medicine facility operated by University Hospitals, the Browns said.

There will also be an upscale hotel operated by the Shaner Hotel Group, which operates hotels in 15 states and in the Bahamas, Italy and Greece, apartments, a parking garage and 30,000 square feet of retail space to “support the new pedestrian-friendly neighborhood.”

Plans call for an 2027 opening. The Browns said more details would be released later. The project previously was projected as a $200 million development.

This project, near the team’s training facility, is separate from any plans for a new stadium.

The Haslam Sports Group is partnering with Berea City Schools, the city of Berea and University Hospitals, the team said.

The Browns have been demolishing homes near its headquarters in Berea since 2021, according to city permits. And over time have accumulated several acres of properties, which are slated to become District 46.

Berea said earlier it was seeking state money to help with the project.

Berea Mayor Cyril Kleem said in a statement that the city was “excited to deepen our existing working relationship with Haslam and Johnson families as well as the Cleveland Browns as we begin to create District 46.”

Kleem said that the new development would bring new opportunities for growth for the community.

David Jenkins, CEO of Haslam Sports Group, called the District 46 project “transformative” for the community.

District 46 will be developed by DiGeronimo Companies, which helped develop Pinecrest in Orange, Electric Gardens in Ohio City and University Market in Berea, among others.

The project roughly doubles the size of the team’s footprint in Berea. Most of the recently acquired properties were residential homes that have since been demolished. The Browns also bought the former Serpentini Collision Center on Front Street. And the team paid to build Mount Zion Baptist Church a new building about a mile away.
