Shortly before the start of the winter semester, the average price for a room in a shared flat in Berlin is 650 euros. This makes the capital the third most expensive city for people looking for a room in a shared flat. This is the result of an analysis by the Moses Mendelssohn Institute in cooperation with the placement platform wg-gesucht.de, which was made available to the German Press Agency.
On average, shared rooms at German university locations cost 489 euros per month. Since the winter semester of 2023/2024, shared rooms have become 17 euros more expensive. In Berlin, the average price remained the same. “After the end of the Covid-19 pandemic and Russia’s attack on Ukraine, housing costs rose extremely. Now we can see a recovery phase,” said project manager Stefan Brauckmann about the figures.
Munich almost 300 euros above the Germany-wide average
According to the analysis, shared rooms are most expensive in Munich. The average price for a room in a shared apartment here is 790 euros – 40 euros more than before the winter semester of 2023/2024. This is followed by Frankfurt (680 euros, plus 50 euros), Berlin, Hamburg (620 euros, plus 20 euros) and Cologne (600 euros, plus 30 euros). “This winter semester has again shown that the comparatively cheap offers were very quickly taken off the internet. People who are admitted to study very late or who cannot find accommodation locally because, for example, a visa has not yet been issued are subject to greater market pressure,” said Brauckmann.
For the evaluation, more than 9,000 offers that were posted online in the last two weeks of August were analyzed. Offers for all 88 German university locations with more than 5,000 students (excluding distance learning and management universities) were taken into account – according to Brauckmann, 90.5 percent of students are enrolled there. Only offers for a room in a shared apartment with a total of two or three residents were included in the evaluation. New establishments were not taken into account.
Rooms in shared apartments are usually offered on wg-gesucht.de with rent including utilities, which also includes the costs for electricity, internet as well as the furniture and technical equipment in the communal rooms.
