Le Reve a community of dreamy homes

Sterling Homes’ quality inspires second home purchase.

New home sales are revving up at Le Reve.

The community, coming to life on Beaumont’s northern edge, is proving to be a draw for those looking for a new build in greater Edmonton.

“Our first phase sold through fast, and we are moving into our second phase much quicker than expected,” said Justin Nolette, sales and marketing manager for Sterling Homes, which is the community’s exclusive home builder. “Prospective homeowners have been asking for Phase 2 information, so we expect there to be another wave of strong demand once we release our second phase. We will begin construction in our next phase starting in 2025.

“As of now, we’ve completed around 100 homes. Our next phase will include around 50 homes. Our goal is to completely build out this next phase of homes in 2025.”

Sterling has partnered with RedCo, Le Reve’s developer, “to ensure that the homes we build reflect the vision for Le Reve as a premium community, offering distinctive designs and exceptional customer experiences,” said Nolette. “What truly sets Le Reve apart is the integration of natural beauty with modern living — buyers get to enjoy peaceful surroundings without sacrificing access to everyday conveniences and amenities.”

Feedback from buyers, meanwhile, is being described as very positive.

“Our buyers appreciate the thoughtful community planning, with green spaces, walking trails and a family-friendly atmosphere,” said Nolette. “They also love the proximity to local amenities coming and the ease of access to major roadways. Buyers have told us they’re choosing Le Reve because it feels like an escape while still being connected to the city.”

Reluctant But Happy

At one point, Mayurkumar Padashala could be described as a reluctant home buyer. That’s no longer the case.

Initially, Padashala was concerned about home ownership. Today, however, he owns two homes, his latest purchase at Le Reve.

“Frankly,” he said, referring to the period before he entered the new home market, “I didn’t know anything about houses. I mean I (was) always scared for minor things like plumbing, lighting and even scratches. I don’t know how, what or where to find the solution. Some of my friends bought houses before me from different builders and I always heard something that they are not happy about. Then I heard about Sterling from one of my friends and it makes me to believe in them. I was right on my decision, they’ve helped me a lot.”

Padashala, who bought his first house from Sterling Homes — it’s in southwest Edmonton — heard about Le Reve and was intrigued by the new community. Even though he already had his southwest house, he opted to purchase in Le Reve, stating he didn’t want to lose out on getting a house in the in-demand neighbourhood.

But why buy a second home when you already have one? Well, Padashala said there were a number of reasons above and beyond making sure he got a home in the popular subdivision.

Being in Beaumont is a draw, he said, calling the area nice and quiet, it’s also just on Edmonton’s doorstep so access to the bigger city is easy, there is an abundance of shopping less than minutes away and he pointed to Le Reve eventually having its own commercial and retail offerings so everyday living needs will be easily accessible.

And while he eventually plans on moving into the Le Reve home, he is renting it.

“First, I never rented a house (before), this is my first one,” said Padashala. “But I can tell you when I was renting for myself, I was looking for a spacious kitchen, enough room for all. Also, I wanted the laundry upstairs and a bonus room. Now let me tell you, I got all these things without any upgrades. Second, which is most important, is service. And as I had experienced with Sterling, I can tell you they are best.”

Padashala built Sterling’s Sansa II, a three-bedroom, 2½ bathroom home that comes in at 1,557 square feet.

“The Sansa II is one of our most popular models, thanks to its flexible layout and clever use of space,” said Nolette. “Homeowners love the open-concept L-shaped kitchen at the back of the house, the roomy bonus area, the master suite and the convenience of having laundry upstairs. It’s the ideal mix of comfort and style.”

Sterling said it’s excited to start rolling out its new range of single-family homes.

“With prices starting in the $400,000s, these homes offer great value, featuring high-end finishes, energy-efficient touches, and a focus on smart design,” said Nolette.

Also coming to Le Reve, in the commercial component, will be British Columbia’s Old Yale Brewing. It’s chosen Le Reve for its first Alberta location, which is set to open next spring.
